Each visit follows one routine, whether your house sits near Main Street or high in the Victory District. The list below shows what that routine covers, and the section after it shows where we work. Before we use the key, we look at the house from the street. We check the roof line, the stucco and the garage door, and we collect flyers, door hangers and packages so nothing signals an empty house. Your phone gets a note when we pull up.
How we handle your key and entryWe read the thermostat, feel the air at the vents and check the breakers. An empty house stays at 85 degrees with the system in cool mode and the fan on auto, unless your A/C company sets a different target. When the system is down, we phone you the day we find it.
What happens when the A/C failsWe run every faucet, tub and shower and flush every toilet, then open the cabinets under the sinks and inspect the water heater for wet spots and rust. We also watch for damp corners and stale air. EPCOR supplies Verrado's water, and the dissolved minerals in it leave scale on fixtures and heaters over time, so a slow leak often shows as residue before it shows as a stain.
How we handle the water main and drainsWe walk each room and look at the ceilings, skylights, windows and floors for stains, cracks and anything that has changed. We also inspect the bathrooms, the closets and the floor edges for bark scorpions and droppings. Your pest company handles treatment, and we meet them at the door if you want.
Scorpions, pack rats, and the desert edgeVerrado's community rules keep golf carts inside an enclosed garage, so a garage there tends to hold the cart, the car and a spare freezer. We confirm the door is closed, watch for pack rat nests, droppings and chewed wiring, and check that the cart charger is behaving.
A departure day checklist for Verrado ownersWe read the pool water level, check the skimmer and pay attention to how the pump sounds. Then we walk the yard and look at the drip lines, dead plants and weeds, which are the first things the Verrado Community Association notices. We tell you before a neighbor does.
How Verrado HOA enforcement works when nobody is homeAfter a strong storm we inspect the roof from the street, then the windows, the ceilings, the yard, the outdoor A/C unit and the pool skimmer. A storm check the very next day is available as an extra, so you never wait for the regular visit.
What a summer storm leaves behindYou hear from us at the start of each visit and again at the end. A report follows every visit and names what we inspected and what turned up. When something needs your attention, the report includes photos, and we phone you the day we find it.
What the report includes
Verrado is a master planned community inside the City of Buckeye, at the foot of the White Tank Mountains and about 25 miles west of downtown Phoenix. DMB Associates planned it around a walkable Main Street on land that once belonged to Caterpillar, and the first homes were finished in 2004. The plan calls for more than 14,000 homes. Verrado has its own Interstate 10 interchange at Verrado Way, and most addresses use ZIP code 85396.
We look after homes in the Main Street District around Founders Park, in the 55+ Victory District, along the Founders and Victory courses at Verrado Golf Club, and in the newer neighborhoods near the freeway. Many lots back onto open desert or a wash, which brings scorpions, pack rats and storm runoff closer to the house. That is why our visits spend extra time on the garage, the yard and the roof line.
The utilities here are easy to list. EPCOR supplies the water, APS supplies the electricity and Southwest Gas supplies the gas, while the City of Buckeye handles trash and recycling.
